Who is this site for?

Most of the messages we receive from Saudi Arabia start from one of four situations. Each has its own guide, written for that situation and for your position in the Kingdom.

Summer home buyers

You have spent your summers in Istanbul, Trabzon, Bursa or Yalova for years and have started looking at the listings. Before you pay a deposit, you want to know how a purchase actually goes through the Turkish land registry and what it costs beyond the price.

Buyers using their own money

You have savings or can take personal financing from your bank in Saudi Arabia. Because borrowing in lira is expensive, this is the route most Gulf buyers take. You want to know how far your riyals go once the fees and the exchange rate are counted, and what participation banks in Turkey offer.

Residence through property

You want to spend more than 90 days a year in Turkey. A home can support a short-term residence permit application, but not in every neighbourhood and not below a certain value. And Turkish citizenship has a side that concerns the Saudi Nationality Law, which you should know about before you start dreaming of it.

Investors and landlords

You intend to let the property, to holidaymakers or long term. Tourist letting now needs a licence in Turkey, and rent is taxed there even though there is no income tax in Saudi Arabia. The numbers only add up once you know these rules first.

How does a buyer from Saudi Arabia finance a property in Turkey?

A Saudi national can buy a home in Turkey in their own name and register it at the land registry, the Tapu office. The purchase itself is a well-trodden path: Saudis are among the ten nationalities that buy most in Turkey, and the Kingdom ranked ninth in 2025 with around 620 homes. The financing takes more thought, because Turkey has its own currency and an interest rate far above anything you know from the banks in the Kingdom.

Turkey Mortgage Saudi helps you line up the realistic routes before you commit. We look at the whole picture, from your savings and personal financing from your bank in Saudi Arabia to participation financing from a bank in Turkey, or a combination, and connect you with the right specialist there.

Why borrowing in lira is rarely worth it

Turkish banks lend to individuals in lira. The Turkish central bank has held its policy rate at 37 percent since January 2026, and market sources put housing loans for foreigners at around 40 percent a year. Even the participation banks that work with murabaha were advertising monthly profit rates between 2.7 and 3 percent in April 2026, roughly 32 to 36 percent a year. Non-residents are usually also asked to pay a large part of the price from their own money.

Anyone who earns in riyals and borrows in lira also carries exchange rate risk: one riyal bought 11.14 lira in October 2025 and 13.15 lira in October 2026. That is why most buyers from Saudi Arabia finance the purchase another way: from savings, from personal financing in the Kingdom, or a combination of the two. We go through the routes with you without promising anything: every financing remains subject to the lender's assessment.

Count the purchase costs, not just the asking price

The largest item is the title transfer fee at the land registry, the "tapu harcı": 4 percent of the declared value, split by law as 2 percent for the buyer and 2 percent for the seller. In practice the buyer often carries the whole amount. The declared value may not be lower than the municipal value of the property.

Add a sworn translator at the transfer if you do not speak Turkish, the compulsory "DASK" earthquake insurance, the lawyer's fees and possibly a valuation report. Since 2022 the foreign currency you bring must also be sold to a Turkish bank, which issues the currency purchase certificate the land registry asks for. All of these costs come out of your own money. Count them from the start, or you will have to lower your search range later.

Guidance beyond the financing

A purchase in Turkey involves the estate agent, the lawyer, the sworn translator, the bank, the insurer and the land registry. The registry checks, among other things, that the plot lies outside military forbidden zones and security zones, and the title deed, the tapu, only passes into your name once the transfer fee has been paid. The Saudi embassy in Ankara has warned before about incomplete or encumbered title deeds and delayed handovers, especially in Istanbul and Trabzon.

Our cross-border network works in Arabic and English and helps you coordinate the right professionals, so that language and paperwork do not become the reason a sound deal stalls.

  • Feasibility of the financing route you choose;
  • Coordination of the purchase process and the documents;
  • Introductions to a lawyer, accountant or insurer in Turkey when needed;
  • Contact with agents and advisers on the ground;
  • Practical guidance for non-resident buyers.

Guidance for buyers from Saudi Arabia in Istanbul, Trabzon, Bursa and everywhere in between

Istanbul alone accounted for 7,989 of the 21,534 homes sold to foreigners in Turkey in 2025, Yalova ranked fifth among the provinces, and Bursa, Sakarya (Sapanca) and Trabzon were in the top ten. This is the Gulf buyer's map: green landscapes, lakes and a mild summer climate, away from the Antalya coast that Europeans prefer. Turkey is earthquake country, so the year of construction, the structural condition and the property's permits deserve attention before you sign.

If you are thinking of staying longer, check for each address whether the neighbourhood is open to registering new foreign residents. We help buyers from Saudi Arabia across Turkey compare what they can raise, their own contribution, the purchase costs and the timeline before paying a deposit.

Questions buyers from Saudi Arabia ask about a home in Turkey

Borrowing in lira, the tapu transfer, the residence rules and the Saudi Nationality Law: unfamiliar ground. These answers are a starting point, not a financing decision and not personal legal or tax advice.

What buyers from Saudi Arabia usually ask

All rates and prices mentioned are indicative, based on public sources from 2026, and never an offer. Every financing is subject to the lender's assessment of income, valuation and conditions. Turkey Mortgage Saudi is part of a Dutch company and is not a licensed financing provider in Saudi Arabia and not an estate agent.

Start with financial clarity

Before you travel again or pay a deposit, it helps to map out what is possible, how much you need from your own money, and which financing route deserves a closer look.

Your first review identifies the likely sticking points, the documents that help, and the next specialist. It is not a financing offer or a personal recommendation, but it gives your search firmer ground.
